Chesapeake Bay Preservation Act HOA Information Session
Summary:

County Staff will provide an overview of the proposed Chesapeake Bay Preservaton Act amedments, to include how the amendments could affect HOA's and individual property owners, and answer questions.

Land within Loudoun County is proposed to be designated as either Resource Protection Area (RPA) or Resource Management Area (RMA).  The RPA consists of lands adjacent to perennial water bodies (that flow year round) that are sensitive to impacts which may cause


significant degradation to the quality of Loudoun County waters.  The RPA includes wetlands connected by surface flow and contiguous to perennial water bodies and a 100-foot buffer located adjacent to and landward of perennial water bodies and connected wetlands.  Development within the RPA is limited in order to preserve a natural vegetated buffer that filters nonpoint source pollution and protects water quality.  The RMA consists of all land outside the RPA.  While development within the RMA is not limited; applicable performance criteria would apply.

NOTICE OF SEASON START - DEER MANAGEMENT PROGRAM
Summary:

Pursuant to a resolution passed by the Beacon Hill Community Association (BHCA) Board of Directors August 28, 2009 which approved use of certain Community Owned Open Space land parcels for the purpose of responsible deer management, this notice serves to inform Members that the BHCA will participate with landowners on adjacent private property and continue the responsible deer management program to legally and humanely manage the Whitetail deer population in Beacon Hill.

The trained professional bow huntsmen who have been successfully hunting on private property in Beacon Hill for several seasons now – with no incident – will be permitted access to the same two Community Owned Open Space land parcels hunted last season and identified on the attached map.  Click Here to view.

This season dates are:  September 4 through October 1, 2010 and January 3 through March 26, 2011.  (Exception: Virginia law prohibits hunting on Sundays).  The Community Owned Open Space land parcels identified on the attached map will begin participation in the program on Wednesday, September 8th.

Signage is posted at both locations, however, we ask that you review the map and be aware of the two hunt sites. They are remote areas


not often traveled.   One of the two land parcels is well outside the community perimeter—across Old Waterford Road.

Hunts will be conducted at varying times during legal hunting hours (half hour before dawn to half hour after dusk.)  Elevated hunt stands will be 150' distance from any private property not participating in the deer management program, and a minimum 30 yards distance from any portion of the equestrian trail. While we are confident with the safety precautions that will be taken, if you hike or ride the trail adjacent to these two parcels, you may wish to consider changing your route.

The Board continues to receive positive feedback from a majority of homeowners encouraging continued participation in the management program.  After careful consideration, the Board determined the two marked sites on the attached map are the only Community Owned property permitted for bow hunt, and Suburban Whitetail Management is the only organization under agreement with BHCA.   When parking a vehicle on the community streets, Suburban Whitetail will display a placard on the dashboard.
